Mayor of London Homes for Londoners Affordable Housing and Viability Supplementary Planning Guidance 2017

Sadiq Khan’s newly published ‘Homes for Londoners Affordable Housing and Viability Supplementary Planning Guidance 2017’ illustrates how the Mayor is in ‘listening mode’ regarding residential development in the capital – providing that conversations over planning with the development sector are within the parameters he has defined for increasing ‘the amount of affordable housing delivered through the planning system’ and bringing forward more public land for affordable homes.
 
The new SPG is a lot longer than last year’s draft but for good reason; it includes new text clarifying the ‘threshold approach to viability’ for applications – now termed the ‘fast track route’ (for applications that meet or exceed the 35% threshold for affordable housing) and the ‘viability tested route’ (for applications not meeting the 35% threshold).
