Project
Crews Hill
Berkeley Group
Lichfields has been acting for Berkeley on the promotion of land at Crews Hill for a major new settlement, focused around the rail station, since 2018. We worked with a multi-disciplinary design team to create a vision for the new community of around 5-6,000 homes, and prepared subsequent feasibility work, including on necessary social and community infrastructure and an economic strategy. We worked alongside Enfield Council as it prepared its evidence base for the emerging Local Plan and helped ensure that the potential of Crews Hill was properly considered. We represented Berkeley at the Developer Forum established by the Council as a mechanism for engaging with the mix of landowners and developers who had interests within the wider site.
Subsequently, when the Enfield Council decided to allocate the site in the Local Plan for 5,500 homes, we prepared representations and appeared at the Local Plan Examination, addressing specific changes to the draft Local Plan policy that were considered necessary to support effective implementation. We also engaged with the team appointed by the Council to prepare a new development framework for the new community. The proposed allocation is now recommended – alongside the other Local Plan allocation of Chase Park - for a larger New Town of up to 21,000 homes.
