International Process Plants Limited acquired the Former Croda (and Price’s candle factory) site to secure value from the redundant plant facilities. Lichfields was asked to advise on potential re-use of the site on disposal, addressing a multitude of issues to enable a viability case. These included on-site Listed Building; the adjacent Price’s family Bromborough model village conservation area; flood risk/contamination; and housing need.  Re-use of the site was supported by a local registered social landlord to secure planning approval for over 200 dwellings as part of a mixed use scheme, refurbish the Listed Building and phase in the delivery of industrial buildings. The project won The Royal Town Planning Institute Place Making Award for brownfield regeneration in 2016.
 
This project is a good example of where Lichfields can bring a range of expertise to resolve a complex real estate problem. Addressing issues including ground contamination, flooding, employment land policy protection, heritage and viability, Lichfields was able to overcome substantial local planning authority objection to a mixed use proposal and obtain a high value permission.
